Leon County, the capital, and the house you already live in

Tallahassee is Florida’s capital and Leon County’s city — Midtown and Myers Park, Betton Hills, Killearn, Southwood, Lafayette Park, and older in-town streets where a lot of people have stayed put. State work, the universities, and long ownership show up in the same conversation: this is home, not a listing.

Angie Scott is Panhandle-based. She grew up in the Fort Walton Beach area and has lived there her whole life. She comes to the Tallahassee call the same way she takes a coastal one — cell phone, no script, occupancy first.

When a reverse mortgage can help in Tallahassee

A HECM is an FHA-insured reverse mortgage for eligible homeowners 62+ who live in the home as their primary residence. In Tallahassee that often means a long-owned house in an established neighborhood — paying off a remaining mortgage, adding a line of credit, or keeping more flexibility for care — while staying on title and staying in the house.

You must still pay property taxes and homeowners insurance and maintain the property. How much you may access depends on age, rates, the home, and program guidelines. This page is not a commitment to lend and not an approval.

A second place on the coast is a different question

Some Leon County families also have a beach house or a rental. Those do not qualify. If you live in Tallahassee year-round and this house is your home, we can talk. If it is a second place, a rental, or you plan to move soon, a HECM is the wrong product.

HUD-approved counseling is required before an FHA reverse mortgage. The counselor is independent — not hired by Angie.

HUD counseling comes first

Before an FHA HECM, Tallahassee homeowners must complete counseling with an independent HUD-approved counselor — not hired by the lender. That is a good thing. The counselor covers eligibility, costs, alternatives, and when a loan becomes due.

Find a counselor at 800-569-4287 or HUD’s search tools. Angie can explain the overall process in plain English, but she cannot replace counseling. Read more on the HECM overview and FAQ.
