Reverse mortgage help in Marianna, Florida

If you live in Marianna as your primary residence and you are 62+, Angie Scott can walk through whether a reverse mortgage fits — Jackson County, I-10, and the house you already occupy.

Jackson County on I-10

Marianna is the Jackson County seat on Interstate 10 — Chipola River country, a historic downtown, and in-town streets that are not a beach-rental map. People here tend to talk about the house they already live in, not a weekend place.

Angie grew up in the Fort Walton Beach area and has lived on this stretch of the Florida Panhandle her whole life. Marianna is east along I-10 from the Walton and Okaloosa towns she knows best, and she still answers her own phone.

When a reverse mortgage can help in Marianna

For homeowners 62+ who occupy the property as their primary residence, a HECM can convert part of home equity into a line of credit, monthly draws, or a lump sum under program rules — without a required monthly principal-and-interest payment. You remain the homeowner. You must still pay taxes and insurance and maintain the property.

That can matter if you want to stay in Marianna rather than sell. It is not a promise that you will receive cash or that a particular property will pass review.

When it may not be a fit

A reverse mortgage is not for a rental, a flip, or a house you do not live in. If you plan to move soon, or you cannot keep taxes and insurance current even with the loan, it is usually the wrong tool. Angie will say so.

This is also not a government grant and not a guarantee of cash. Every loan is subject to eligibility, property review, financial assessment, counseling, and available equity.

Required by federal law

HUD counseling comes first

Before an FHA HECM, Marianna homeowners must complete counseling with an independent HUD-approved counselor — not hired by the lender. That is a good thing. The counselor covers eligibility, costs, alternatives, and when a loan becomes due.

Find a counselor at 800-569-4287 or HUD’s search tools. Angie can explain the overall process in plain English, but she cannot replace counseling. Read more on the HECM overview and FAQ.
