Reverse mortgage help in Chipley, Florida

Angie Scott helps Chipley homeowners 62+ look at a reverse mortgage only when the house is their primary residence — Washington County on I-10, not a vacation listing.

Washington County seat, I-10 corridor

Chipley sits on Interstate 10 as the Washington County seat — between Marianna to the east and DeFuniak Springs to the west, with a south road toward Panama City. It is a small inland town: courthouse traffic, in-town streets, and families who are not living a vacation-rental calendar.

Angie grew up in the Fort Walton Beach area and has lived on this stretch of the Florida Panhandle her whole life. Chipley is part of the same I-10 belt she already serves, just inland from the water.

When a reverse mortgage can help in Chipley

If you are 62 or older and this is your primary residence, a HECM may let you use part of your equity without selling. Some Washington County homeowners look at it to drop a monthly mortgage payment or keep a line of credit for repairs or care — while remaining the homeowner.

You must still live in the home, pay property taxes and homeowners insurance, and maintain the property. How much you may access depends on age, rates, the home, and program rules. Angie will not promise a dollar amount on a website.

When it may not be a fit

If you plan to leave Chipley soon, if the property is not your primary residence, or if you cannot keep taxes and insurance current, skip the HECM. Acreage you do not live on, a rental, or a house held empty does not qualify.

HUD counseling is required before an FHA reverse mortgage. The counselor is independent — not hired by Angie. This page is not a commitment to lend.

Required by federal law

HUD counseling comes first

Before an FHA HECM, Chipley homeowners must complete counseling with an independent HUD-approved counselor — not hired by the lender. That is a good thing. The counselor covers eligibility, costs, alternatives, and when a loan becomes due.

Find a counselor at 800-569-4287 or HUD’s search tools. Angie can explain the overall process in plain English, but she cannot replace counseling. Read more on the HECM overview and FAQ.
