When a reverse mortgage can help here

In Panama City, the people who ask about a HECM are often long-time owners who want to stay put. Some families rebuilt and stayed. Others simply want to drop a monthly principal-and-interest payment, set aside a line of credit, or keep more cash available for care or repairs — while remaining the homeowner.

A HECM is for homeowners 62+ who live in the home as their primary residence, can keep up with taxes, insurance, and upkeep, and complete independent HUD counseling. When it may not be a fit

A reverse mortgage is not for a rental, a flip, or a house you do not live in. If you plan to move soon, or you cannot keep taxes and insurance current even with the loan, it is usually the wrong tool. Angie will say so.

HUD counseling comes first

Before an FHA HECM, Panama City homeowners must complete counseling with an independent HUD-approved counselor — not hired by the lender. That is a good thing. The counselor covers eligibility, costs, alternatives, and when a loan becomes due.
