When a reverse mortgage can help a beach resident

If you are 62 or older, this is your primary residence, and you intend to stay, a HECM may let you tap part of your equity without a required monthly principal-and-interest payment. You remain on title while you meet the loan terms — taxes, insurance, and maintenance still come from you.

Some year-round owners use proceeds to pay off an existing mortgage, cover aging-in-place work, or keep a line of credit. Nothing here promises you will qualify or receive a set amount of cash.

Vacation condos and second homes do not qualify

A HECM requires the home to be your primary residence. A Panama City Beach condo you rent by the week, a spring-break unit, or a second home you visit a few months a year is not a HECM property. If that is your situation, a reverse mortgage is not the product — and Angie will tell you that on the first call.

Association rules, condo project eligibility, and occupancy all matter. Independent HUD counseling is still required if you do move forward on a qualifying primary residence.

HUD counseling comes first

Before an FHA HECM, Panama City Beach homeowners must complete counseling with an independent HUD-approved counselor — not hired by the lender. That is a good thing. The counselor covers eligibility, costs, alternatives, and when a loan becomes due.
