When a reverse mortgage can help on this coast

If you are 62 or older and this is the home you occupy year-round, a HECM may be one way to use part of your equity without selling and without a required monthly principal-and-interest payment. You stay on title while you meet the terms. Taxes, insurance, and maintenance remain your responsibility.

Some year-round owners look at it after they have already chosen to stay — not as a way to finance a vacation house. Eligibility, property type, and counseling still apply. No website can promise cash or approval.

Second homes along 30A do not qualify

Many homes in Santa Rosa Beach, Miramar Beach, and along 30A are second homes. Those properties do not qualify for a HECM. Short-term rentals, investment condos, and houses you visit are not primary residences.
