Between the county seat and the water

Freeport sits in Walton County on Choctawhatchee Bay, along U.S. 331 between DeFuniak Springs and the Destin / 30A coast. It has grown, and a lot of that growth is people who live here — not a weekly-rental stack. Occupancy still comes first.

Angie grew up in the Fort Walton Beach area and has lived on this stretch of the Florida Panhandle her whole life. Freeport is between the inland county seat and the coastal towns she already serves.

When a reverse mortgage can help in Freeport

If you are 62 or older and the Freeport house is your primary residence, a HECM may be one way to use equity without selling — a line of credit, paying off a remaining mortgage, or more flexibility for care — while you stay the homeowner and keep living there.

You must still pay taxes and insurance and maintain the property. How much you may access depends on age, rates, the home, and program rules. This page is not a commitment to lend.

Bay houses held for guests are a different file

A place on the bay you visit, a short-term rental, or a house that is not your primary residence does not qualify. Freeport is closer to the vacation market than DeFuniak Springs; that does not change the rule. If you do not live in the home, stop here.

If you are helping a parent who truly lives in Freeport, join the call. HUD counseling is required and independent.

Required by federal law

HUD counseling comes first

Before an FHA HECM, Freeport homeowners must complete counseling with an independent HUD-approved counselor — not hired by the lender. That is a good thing. The counselor covers eligibility, costs, alternatives, and when a loan becomes due.

Find a counselor at 800-569-4287 or HUD’s search tools. Angie can explain the overall process in plain English, but she cannot replace counseling. Read more on the HECM overview and FAQ.
