When a reverse mortgage can help in Pensacola

If you are 62 or older and the house is your primary residence — whether that is an in-town historic street, a Navy-adjacent neighborhood, or a year-round Perdido home — a HECM may be one way to use equity without selling. You remain the homeowner. You must still live there, pay taxes and insurance, and maintain the property.

Some families use it to stay put. Some look at HECM for Purchase if they are buying a different primary residence. Neither is promised, and both require counseling and underwriting.

Perdido vacation homes and second residences

A Perdido-area place you visit, a downtown rental, or any house that is not your primary residence does not qualify. If you cannot keep taxes and insurance current, a reverse mortgage will not fix that. HUD counseling is required and independent. This page is not a commitment to lend.

HUD counseling comes first

Before an FHA HECM, Pensacola homeowners must complete counseling with an independent HUD-approved counselor — not hired by the lender. That is a good thing. The counselor covers eligibility, costs, alternatives, and when a loan becomes due.
