North of Pensacola, Santa Rosa County

Pace sits in Santa Rosa County north of Pensacola — a growing residential community off the U.S. 90 corridor, away from the island traffic. People who call from Pace are usually talking about the house they live in now.

Angie grew up in the Fort Walton Beach area and has lived on this stretch of the Florida Panhandle her whole life. Pace is part of the same panhandle she has always lived on, just west and inland of the Fort Walton Beach area.

When a reverse mortgage can help in Pace

Homeowners 62+ sometimes look at a HECM to stay in a Pace house as the area grows around them, to retire a monthly mortgage payment, or to keep a line of credit. You remain the homeowner. The home must be your primary residence. Taxes, insurance, and maintenance stay your job.

Angie will not quote a home value or guarantee proceeds. The first conversation is whether a reverse mortgage is even the right kind of tool.

When it may not be a fit

If you are under 62, if this is not your primary residence, or if you cannot carry taxes and insurance, skip it. HUD-approved counseling is required before an FHA reverse mortgage. Family members can sit in on the call with Angie and on counseling if the counselor allows it.

Required by federal law

HUD counseling comes first

Before an FHA HECM, Pace homeowners must complete counseling with an independent HUD-approved counselor — not hired by the lender. That is a good thing. The counselor covers eligibility, costs, alternatives, and when a loan becomes due.

Find a counselor at 800-569-4287 or HUD’s search tools. Angie can explain the overall process in plain English, but she cannot replace counseling. Read more on the HECM overview and FAQ.
